Roofers in Madison

Madison grew from about 29,000 people in 2000 to nearly 57,000 by 2020, and most of that growth was built with the same roof: builder-grade architectural shingles, 3-tab on the entry-level streets, installed between 2002 and 2012. Those roofs are 14 to 24 years old now. We repair, replace and inspect them with the same written line-item pricing we use in Huntsville, and most Madison repairs land between $300 and $1,800.

The city runs along Hwy 72 and University Drive on the north edge, Wall Triana down the middle, and the Research Park and Redstone commute on the east. The houses between those roads are two-story brick-front and siding homes on quarter-acre lots, with a smaller stock of 1970s and 80s ranches near downtown and along Hughes Road.

What that housing stock is doing right now is the whole story of roofing in Madison.

Neighborhoods we work

The subdivisions west of Wall Triana and south of Hwy 72, where the 2003 to 2008 builds cluster. The streets off Hughes Road and Gillespie Road. The newer sections out toward County Line Road, which are young roofs that mainly need storm checks. The older ranches around downtown and the original Madison core, which have the flashing and valley issues any 40 year old roof has.

The ridge lots on Rainbow Mountain on the east side of town are the exception to the flat-subdivision rule. Those roofs sit higher than anything else in Madison, take wind the valley streets never feel, and tend to be larger, steeper and older. We treat them the way we treat Monte Sano lots in Huntsville: six nails, higher wind rating, extra attention to ridge cap.

We also cover the Monrovia area between Madison and Harvest, which is covered on its own page with Toney.

What Madison roofs are doing now

Pipe boots are splitting. The neoprene collars installed in the mid-2000s have been through 15 to 20 Alabama summers and most are cracked at the top where the pipe meets the rubber. That is the single most common Madison leak and it costs $200 to $450 to fix properly.

3-tab roofs are done. The streets that got 3-tab shingles in 2004 are seeing bald spots, cracked tabs and tabs on the lawn after every spring front. Those roofs are replacements, and at 14 to 18 squares for a typical two-story they run $7,000 to $11,000 in architectural shingles.

Architectural roofs from the same years are in the middle. Granule loss on the south and west slopes, a few nail pops, otherwise sound. Those get a $300 to $700 tune-up visit and five more years.

Hail is the wild card. Madison has taken 1.5 inch hail more than once in the last decade, and a lot of these roofs carry bruising that has never been documented. If your neighbors got new roofs after a storm and you did not, an inspection is worth $150 to $300.

Attic heat is quietly shortening a lot of these roofs. Two-story subdivision homes with a few static vents and no ridge vent run attic temperatures well over 130 degrees in July, and that cooks the shingles from underneath. On every Madison replacement we look at the intake and exhaust numbers and usually add ridge vent, because the next roof should last longer than the first one did.

Questions we get

How much does roof replacement cost in Madison, AL?

A typical two-story Madison subdivision home is 14 to 18 squares and runs $7,000 to $11,000 for architectural shingles with full tear-off in 2026. Single-story homes with more roof area run $9,000 to $14,000. Standing seam metal is roughly two to three times those numbers.

My Madison roof is 18 years old and not leaking. Should I replace it?

Not on age alone. Get it inspected. An 18 year old architectural roof with good granule coverage and sound flashing can go several more years with a $300 to $700 tune-up. An 18 year old 3-tab roof usually cannot, and the inspection photos will show which one you have.

Do you charge more for Madison than Huntsville?

No. Same crew, same per-square and per-repair pricing, no travel fee anywhere in Madison County.
