Roof Repair in Toney and Monrovia

Toney and Monrovia share the northwest corner of Madison County and the same storm track, and that is the reason we cover them on one page. Toney is rural, up Hwy 53 toward the state line, with older homes on acreage and a lot of metal. Monrovia is the booming subdivision belt west of Research Park between Madison and Harvest, around Jeff Road and Capshaw Road, where thousands of roofs are under ten years old. We repair and replace both from Huntsville with written line-item pricing, and typical repairs run $300 to $1,800.

The April 27, 2011 EF5 came through this corner of the county on its way to Harvest and Hazel Green, and the spring fronts that follow the same path every year are the main reason a Toney or Monrovia roof needs us.

Two places, one storm track

Monrovia's roofs are young, which does not mean they are fine. Builder installs from 2015 to 2024 vary in quality, and the first spring with 60 mile an hour wind finds the four-nail roofs and the shingles that were installed cold and never sealed. We see lifted tabs on brand new north slopes every April. A wind repair on a few squares runs $300 to $900, and we reseal the surrounding courses so it does not happen again on the same slope. Pipe boots and nail pops are still a few years away for most of these roofs.

Toney's roofs are older and more varied: 1970s to 1990s ranches and farmhouses, exposed-fastener metal on many of the houses and nearly all of the barns, and shingle roofs that are on their second or third round. Screw-and-seal on a metal roof runs $800 to $2,000. Chimney and wall flashing on the older shingle roofs runs $600 to $1,500. Replacements out here lean toward metal.

Both places take hail. The open ground means nothing breaks up a storm cell, and 1.5 to 2 inch hail has hit this corner more than once in the last decade. After a hail event we document every slope with chalk marks and hit counts, photograph the soft metals, and tell you whether the file supports a claim before you contact your carrier.

Two things specific to Monrovia. First, if the house is under two years old, check the builder's warranty before paying anyone; most cover roof workmanship for one year and some longer, and we will tell you if what we see looks like a warranty item. Second, the HOAs out here hold tight color lists, and because the whole street was shingled from the same pallet a few years ago, matches are easy and we keep the manufacturer and color on file after the first visit.

Two things specific to Toney. Barns and shops are usually the worst roof on the property and the one that gets ignored until the hay gets wet; we quote them on the same trip as the house. And the long driveways and soft shoulders on the county roads mean we want to know about access before we bring a dump trailer, so mention it in the form.
