Roof Repair
Roof repair in Huntsville typically costs $250 to $1,800, and the single most common fix on a house inside the city is a split rubber pipe boot that runs $200 to $450. We find the actual entry point, photograph it, and put the price in writing before any work starts. Most repairs are done in one visit.
The ceiling stain is almost never under the hole. Water gets in at a boot, a nail, a flashing seam or a valley, then rides a rafter or the top of the drywall until it finds a low spot. That is why we start in the attic, not on the ladder.
If the roof is at the end of its life we will tell you that too, with photos, and you can read about roof replacement on its own page. Most of the time, though, a Huntsville roof that is leaking in one spot needs one repair, not a new roof.
Where Huntsville roofs leak
The leaks we see inside the city break down by the age of the house. On the 1950s and 60s brick ranches in Five Points, Blossomwood and the Medical District, it is chimney flashing. Those chimneys have been through three roofs and the step flashing has usually been tarred over instead of replaced. Tar lasts a few summers and then the leak comes back.
On the 1980s and 90s houses in Jones Valley and up Monte Sano, it is valleys and wind. Steep rooflines with long valleys pour a lot of water through one trough, and the ridge lots take gusts the valley floor never sees. A shingle that lifted in an April front lets water in during the next heavy rain.
On the 2000s subdivisions in Hampton Cove, Madison and up Hwy 231, it is pipe boots and nail pops. The builder-grade neoprene boots split somewhere between year 10 and year 15 after enough 95 degree summers, and the nails on a quick install back out just enough to let water follow the shank down.
Skylights, satellite dish mounts and bathroom vent caps round out the list. None of these are expensive to fix. All of them are expensive to ignore, because wet decking and wet insulation cost more than the roof work did.
How we find the leak
- Attic first. With a flashlight the water trail on the underside of the decking shows up as a dark streak that runs uphill from the drip point toward the entry. We follow it and mark the spot from below.
- Roof second. Up top we check the spot we marked and everything uphill of it: boots, flashing, nail heads, exposed fasteners, shingle seal strips. We photograph each finding, good and bad.
- When the attic is sealed or the water only shows in a wind-driven rain, we run a hose test. One person soaks a section at a time, starting low, while the other watches inside. It takes longer but it ends the guessing. Nobody should pay for a third repair on the same stain.
Repair options and price ranges
Prices below are typical for Huntsville and Madison County in 2026. Yours depends on pitch, how many stories, and what we find once the shingles come up, and the written estimate will be exact.
A one-story brick ranch with a walkable 4/12 pitch sits at the low end of every range. A two-story Hampton Cove house with a 10/12 pitch sits at the high end because of the setup and safety time, not the materials.
Pipe boot replacement, $200 to $450. We replace the boot and the surrounding shingles, not just the collar.
Wind-damaged shingle patch, $300 to $900 depending on how many squares and whether we can match the color.
Chimney reflash with new step and counter flashing, $600 to $1,500. Masonry repair is separate.
Valley rebuild with ice and water shield and new metal, $500 to $1,500 per valley.
Skylight reseal or reflash, $300 to $800. Replacement units are quoted separately.
Nail pops and exposed fastener sealing across a whole roof, $250 to $600.
Flat and low-slope sections
A lot of Huntsville houses have one flat or nearly flat section: a porch roof on a Five Points bungalow, a den addition on a Blossomwood ranch, a carport, or a connector between the house and a garage. Those sections are usually modified bitumen or a rolled roofing product, and they fail at the seams and at the wall where the flat roof meets the siding.
Repairs on these run $400 to $1,500 for seam patching and a new termination at the wall. If the membrane is chalky and cracked across the whole section, a full re-cover with new modified bitumen is usually $1,500 to $4,000 depending on size, and still far less than a shingle roof on the main house.
The one thing we will not do is smear a bucket of roof cement across a flat roof and tell you it is fixed. That buys a season and makes the real repair harder.
Repair or replace
A repair makes sense when the shingles still have granules, the decking is dry, and the problem is in one place. That describes most leaks on roofs under 18 years old and plenty of older ones.
Replacement starts to make sense when three things stack up: the roof is past 20 years, there are two or more unrelated leaks, and shingles are cupping or shedding granules into the gutters by the handful. At that point every repair is a down payment on a roof you are going to replace anyway.
The 25 percent rule people ask about is a Florida code that does not apply in Alabama, but the idea behind it is sound. When a quarter of the roof needs work, stop patching. We will show you the photos either way and write up whichever option we would pick on our own house.

Questions we get
What is the average cost of a roof repair in Huntsville?
Across the repairs we do in Huntsville the middle of the range is about $450 to $900. Small fixes like a pipe boot or sealing nail pops run $200 to $450. Flashing and valley work runs $500 to $1,500. Storm repairs that cover several squares can reach $2,500. Every price comes in writing with photos before work starts.
Why does my roof only leak in heavy rain?
Light rain sheds off a worn seal or a small flashing gap. Heavy wind-driven rain pushes water uphill under lifted shingles and sideways into chimney and wall flashing. Those leaks usually need a hose test to find, which is part of how we diagnose them.
Can you match shingles on an older roof?
Usually close, not perfect. Shingles fade in the Alabama sun, so a new patch on a 15 year old roof will read slightly darker from the street for a year or two. We pull from the same manufacturer and color line when it still exists and place the patch where it is least visible when we have a choice.
Is $30,000 too much for a roof?
For a standard 2,000 square foot shingle roof in Huntsville, yes. That size house typically runs $8,000 to $14,000 for architectural shingles. $30,000 is a reasonable number for standing seam metal on a large house, or for a 4,000 square foot steep and complex roof in shingles. Get the square count and a line-item scope before judging the number.
Stop the drip this week
Describe where the water shows up and when it started, attach a photo of the ceiling or the roof, and send the form. Inside Huntsville we are usually on the roof within two or three days, sooner for an active leak. Madison and Hampton Cove get the same schedule.
